ARCHITECT LED DESIGN-BUILD

MORE INFORMED, INTEGRATED AND INVESTED

Moore Architects is composed of both experienced architect and seasoned builder. We are more informed, integrated, and invested in the projects. We are a small no-non-sense highly efficient team, which puts us in the position to achieve our clients goals faster and on budget.

INFORMED - Cost effective

Design is not an end in itself. A functioning building is the goal of this process. Standard architectural practice often isolates the design decision making from the constructionablility analysis. Therefore, most mistakes are found too late after something is already been assembled, at owners cost. As design-builder, we are more informed and able to make early determination of project costs in the design development stage.

Many construction companies talk about how they deliver projects “on time and on budget” but they are the ones who set the budget and the schedule. Some others provide "value engineering" by removing or replacing parts of the scope of work or re-designing. Those are not true cost-saving methods. Having built many high performance and highly innovative projects, we have learned what works and what doesn't. We are able to provide cost-effective design from the start, and deliver the project within budget (lump sum or time + material) with reduced likelihood of cost increases and overruns.

Our small integrated team have lower over-head. We can manage the design and construction in parallel. This is true single point of contact design and build coordination. Our clients are not paying for various teams or covering costs for various layers of management.

INTEGRATED - FAST DELIVERY

More than 20 years knowledge of the design-build process, from site development and landscaping to finishing details, allows us to coordinate all of the building systems from inception to completion more seamlessly.

As a one source integrator, we are more coordinated and more efficient, we are able to shorten project duration from fast-tracking without loss of cost control.

INVESTED - HIGH QUALITY

As an architecture firm we have a fiduciary duty to protect an owner's interests. Having developed our own projects, we are aware of owners concerns, for example, return on investment, durability and maintenance.

Through contract management we position ourselves more as adviser and guide through this complex process. We can help the clients to avoid “lowball bidding” where the Contractor wins the project by bidding below actual cost, counting on change orders and claims to make a profit.

During design the architecture will be laid out in a CAD software. We will use that same software through out the construction phase to layout the real time 2-D or 3-D model, allowing for exceptional accuracy not available to traditional construction firms. We also utilize lasers and if necessary infra-red cameras and blower doors to test the buildings ability to provide thermal comfort.

As design-builder, we assume the single point responsibility for the project. We take on full responsibility for functional problems without the owner having to adjudicate finger-pointing among project participants in traditional model where architect, contractor are separate entities.
